This Hobsonville Marina Berth Holders Association website is a newly formed initiative (June 2024) by a group of concerned berthholders wishing to understand the ever spiraling costs being incurred by berthholders at the marina. Last year alone saw in excess of 20% increases in OPEX charges and we are hearing concerns from a large number of berth occupiers concerned the marina has become unaffordable.
To keep costs for berth holders as low as practical while maintaining reasonable standards for all occupants and visitors to the marina. We hope to do this by receiving greater transparency from marina management around exact costs incurred and subsequent decisions being taken at the marina which impact on everyone’s OPEX charges.
To create a register of all fellow bertholders or occupiers and any other concerned or interested parties. It is intended to use this register to facilitate a list of questions for marina management to provide some explanation and transparency around the annual increases in costs.
This website receives the full support of the current HMBA committee. They have final say and what material is published. Details of contributors outside of the committee to the website can be provided upon request.

Commercial and Private Use of Berth Owners' Parking Facilities:
We wish to enquire why commercial and private individuals are allowed to use the berth owners parking facilities without any charges being deducted from the berth owners' annual accounts.
2. Marina Office Relocation:
We request information about the rationale behind moving the Marina office to a new site, considering the increase in overhead costs. Please indicate the cost benefits to the berth owners.
3. Allocation of Costs Among Entities:
We seek clarification on how costs are split among Hobsonville Marina Management Limited, Hobsonville Marina Services Limited (Hard Stand, etc.), and Hobsonville Management Limited (Commercial property, etc.).
4. Staff and Management Work Allocation:
We seek clarification on whether staff and management at the Marina Office also work for Hard Stand operations/building operations.
We wish to understand how time is allocated among the three companies (time sheets or approximate estimates) and we request cost breakdowns.
5. Power Charges at Plinths:
We wish to question how the current kilowatt-hour fee is decided given that a general household rate is approximately $0.3108/kWh and the berth owners are being charged well above that rate.
Request for information on whether the maintenance costs are included in the kilowatt-hour rate or if they are an additional charge for berth holders.
6. Operating Costs for the Hard Stand:
We would like to request a detailed explanation of the operating costs related to the Hard Stand, acknowledging uncertainty about the right to ask for this information as it is not part of the OPEX.
7. Dredging Schedule and Volumes:
Request for a schedule showing the berths currently dredged and a printout of the cubic meters dredged for the periods 2021/2022 and 2023/2024.
8. Expense Shortfall
Many berth owners have expressed concern over the explanation provided for the late addition of the budget overrun for 2021-2022, referred to as "Expense Shortfall," being charged during the 2023-2024. Please provide a more detailed explanation than that already provided.
Further questions registered parties would like answered may be considered for inclusion by discussion with the HMBA committee. They have the final say. Remember, our primary goal here is to keep annual OPEX costs as sensible as possible while allowing full enjoyment of the marina by all its occupants.
